Columbia Builders and Ryan Homes were triple winners when the Sales and Marketing Council of the Home Builders Association of Maryland honored Baltimore-area firms Wednesday at the Mechanic Theater.The 21st Award of Excellence competition recognized homebuilders in the Baltimore metropolitan area "who provide buyers with excellence in design, livability and value in single-family detached, single-family attached, multifamily and custom homes."Ryan collected three 1997 Awards of Excellence, while Columbia won two plus a Model Home Merchandising Award, which honors builders and interior designers who do the best job of decorating model homes.

A development group wants to build nearly 200 townhouses on the site of the former Seagram's distillery in Dundalk - a blighted collection of abandoned buildings where two people have died while trespassing and exploring. The Sollers Point Road property, which hasn't been used as a whiskey distillery since the early 1990s, has been the scene of problems in recent years. Fires have broken out, and county officials have received complaints about graffiti, weeds, broken fences and other issues.

When it came time for Stephanie Blatchley and her husband, Tyler, to buy their first house, the young couple knew exactly what they wanted. Having grown up in western Howard County, she was most comfortable in a country setting. Both of them wanted to be near family and friends. And the idea of easy access to major thoroughfares was appealing. They also knew what they did not want: a formal dining room. "We lived in an apartment for two years, and although we enjoyed that lifestyle, we wanted to buy a house of our own," Blatchley explained.

More than two dozen Maryland home builders have agreed to pay penalties totaling $26,000 to settle allegations that they violated state building laws, Maryland's Attorney General said Tuesday. Ryan Homes, NV Homes, Rachuba Home Builders LLC and Pulte Home Corp. were among 27 builders that reached settlements with the state Consumer Protection Division's Home Builder Registration Unit. State officials said violations included companies operating without being registered and failing to disclose information to the registration unit in applications.

Last year, Ryland Homes, based in Columbia, still clung to the lead in new-homes sales in the Baltimore region. Ryland had 10.3 percent of the 1995 sales; Ryan had 10.1 percent. Only 17 homes separated the two firms.But in the first quarter of 1996, Ryan Homes -- headquartered in McLean, Va. -- pulled ahead, and decisively so.Ryan sold 291 homes, for an 11.1 percent market share, compared with 155 sold by Ryland, for 5.9 percent, according to figures compiled from builders by the Legg Mason Realty Group Inc.Part of the reason is that Ryan was selling homes in 46 projects in the first quarter of this year, compared with 41 during the same period last year.

Downsizing often means making big changes in lifestyle. David and Deborah Russell never regretted the decision to do so. With their daughter, Marie, long out of the nest, the couple thought it high time to leave their six-bedroom single-family home in Harford County and find something smaller to accommodate their needs. There were self-imposed conditions, however. They would not leave the area, nor would they spend a fortune on new furnishings. Shamrock Manor Location: off Reece Road, west of the Seven Oaks community in Severn Developer: Patriot Homes Description: A planned community of 47 single-family homes that includes tot lots and walking trails. The base price of the homes ranged from $477,900 to $525,900. (The development also includes 49 residences from Ryan Homes.) Status: The Patriot portion of the development is sold out. Construction on the 47 homes began in July and is expected to be complete within a year. (About 20 Ryan homes will be available for purchase next year.
