Selling a house is rarely easy and quick, but the transaction for the three-story end-of-group brick rowhouse at 200 Warren Ave.e in Federal Hill was just that. The property listed and sold simultaneously, closing for $950,000 after being offered at $995,000.

Little wonder. The home was built just five years ago in the same architectural style and detail as the older homes around it. Additionally, it is within walking distance to the Inner Harbor and shops and restaurants on Light and Charles streets.

"The buyer had grown up in Federal Hill — she was the original renovator of [a home] just a half-block away," said Cynthia Conklin, the selling agent with Prudential Homesale YWGC Realty. "She moved away and wanted to come back. She looked all around the harbor and couldn't find the right thing."

Conklin knew that 200 Warren Ave. had been on the market before and called the owner, Amanda Austin of Amanda Austin Interiors, who also decorated the home, to see if she was still interested in selling.

"The client fell in love with the pictures I sent," Conklin said. "An offer was made and accepted, and we closed on March 15th. It was a very easy, kind and gentle deal."

In addition to three full stories and 3,264 square feet of living space, the house has a full basement. Wood flooring is found throughout the living room, dining room, four bedrooms and sitting room. The family room has a cork floor. The traditional floor plan also includes a foyer. Three gas fireplaces provide cozy ambience.

"Every detail was considered in this large house," noted Conklin. "There is lots of storage space with walk-in closets. "The front of the house has wonderful wrought-iron window boxes that Amanda [Austin] always filled with colorful flowers."

Additional features include built-in bookcases and china cabinet, crown molding, double vanities and an elevator stop at every level. All kitchen appliances were included, as were a stacked washer and dryer.

"There is a kitchen/family room area with a fireplace that opens to the backyard," Conklin said. "The warmth of the house is what people are attracted to."
