Telford Aviation, Inc., a division of ACC Holding, Inc., has executed a lease with St. John Properties, Inc. for 11,160 square feet at The Government and Technology Enterprise, also known as The GATE, project, a 416-acre business community within Aberdeen Proving Ground.

According to a news release from the developer of The GATE, Milwaukee-based Telford will consolidate program management, training and technical staff at the Aberdeen Proving Ground location.

Telford Aviation Inc. specializes in supporting deployment of government C4ISR programs with contractor logistics support, aircraft maintenance, primary mission equipment maintenance, contractor flight operations and PME training.

"[Telford Aviation] is an innovative aerospace company concentrating our efforts with C4ISR Programs for the Department of Defense" Matthew Frei, director of government programs for Telford Aviation Inc., said in the press release. "We are excited about this new location as it gives us greater visibility and timely support to our customers located within APG."

Telford Aviation will occupy 6165 Guardian Gateway, a 51,120-square-foot research and development – office - flex building that is expected to be completed next month, according to St. John Properties.

The LEED Silver-designed building features a high-efficiency HVAC (heating, ventilation and air conditioning) system, high performance windows, sustainable lavatory fixtures, a white thermoplastic polyolefin roofing system, significant open space and wetland/forest preserves, drought-tolerant landscaping, and low VOC (volatile organic compounds) paints, carpets and adhesives.

St. John said the building also will satisfy federal anti-terrorism/force protection standards, providing Telford with the opportunity to sublease/license space to their federal customers.

"Telford Aviation represents the latest company servicing the defense industry that recognized the significant advantages of a presence within the gates of Aberdeen Proving Ground," Lawrence F. Maykrantz, president of St. John Properties, said. "Attracting Telford Aviation continues our momentum of bringing the nation's best and most highly-recognized firms to our project."

The GATE is immediately inside the main entrance to Aberdeen Proving Ground. St. John Properties said it has started and/or delivered nine speculative office and research and development buildings at the project, totaling more than 526,000 square feet of space. Over the next five to 10 years, the project is anticipated to grow up to 2 million square feet, the company said.

St. John Properties, Inc., founded in 1971 as MIE Properties, owns and has developed more than 15 million square feet of R&D/flex, warehouse, office and retail space in Maryland, Colorado, Louisiana, Virginia and Wisconsin. For more information about the company, visit
