Average sale price of Baltimore homes rises to $104,943

The average home sale price in Baltimore broke the $100,000 mark last year for the first time, according to a study of the housing market completed for Live Baltimore Home Center, the nonprofit group that hawks the city as the place to buy.

The study, completed by First American Real Estate Solutions, found that the average sale price had risen 10.4 percent to $104,943. Sales volume increased 6 percent to 8,832 homes.

The figures include "for sale by owner" homes not studied by the Metropolitan Regional Information Systems Inc., the listing agency used by agents and brokers.

MRIS sales - which typically include homes sold by a real estate agent and some new construction - found that Baltimore's average sales price increased 13.28 percent to $91,208 last year. Volume rose 8.8 percent to 8,541 homes.

According to MRIS figures, sales in the metropolitan area rose the most in Baltimore last year - by 8.73 percent to 8,541 houses. Anne Arundel County saw the largest percentage price increase last year - 15.94 percent to $245,212.
