We are thinking about advertising our condominium instead of going through a Realtor. Can you advise me in the proper way and the steps that I must take to sell my home this way?

Selling a condominium can be very complicated transaction and Maryland law requires that certain disclosures be included in any DTC contract of sale. The required disclosures vary depending on the nature and location of the property, the nature of the buyer, as well as other factors, but may include disclosures regarding condominium covenants, lead paint or first-time Maryland homebuyers.

Other disclosures may be required. Your library may have form books that will assist you in preparing an enforceable contract. However, if you fail to include a required disclosure or it is not in the proper form, your contract may not be enforceable.
