South River Colony

The Augusta, Doral, Muirfield, Oakmont and Riviera, houses named after famous golf courses, are being built by Regency RTC Homes at South River Colony in Edgewater.

Regency is building a model of the Augusta, a 4,200-square-foot home with a beginning price of $418,900. The smallest home offered is the Riviera, which has a base price of $359,900 for 3,200 square feet.

All Regency homes at South River Colony will include full unfinished basement, insulated front door with brass kick plate, hardwood floor in foyer, six-panel Colonial doors, nine-foot ceilings on the first floor and two-zone gas heat. The open first floor of the Augusta features a two-story foyer flanked by a 15-by-14-foot living room and a 17-by-13-foot dining room. Across the rear are a 16-by-12-foot library, 22-by-16-foot family room, 15-by-9-foot breakfast area and 17-by-11-foot kitchen.

Upstairs, the master suite has a 20-by-19-foot bedroom, room-size walk-in closet, 15-by-11-foot sitting room and master bath.

Bedroom two is next to the full hall bath, while bedrooms three and four share a third full bath.

Buyers seeking one-level living may be drawn to the Oakmont, a 3,600-square-foot two-story home with a first-floor master suite and a starting price of $396,900.

Housed in the right wing of the home, the owners' suite has a 27-by-17-foot bedroom with sitting area, his and her walk-in closets and a bath.

A 16-by-13-foot living room, 16-by-13-foot dining room, 11-by-10-foot library, kitchen with pantry, breakfast area, powder and laundry rooms, two coat closets and a two-car garage with a large storage area complete the first floor.

Two of the upstairs bedrooms share a full bath while the third is across from the hall bath.

Cottage Farm Estates

Unlike most new home developments, Cottage Farm Estates in Davidsonville has no resident builder. Instead, buyers purchase a lot from the developer, Natter Services Inc., and bring in a builder to construct their dream home -- so long as it meets community covenants, enforced by Natter and the homeowners association.

Nearly a third of the 37 Cottage Farm lots have been sold. The remaining sites, ranging from 2- to 3 1/2 -acres, are priced from $129,900 to $170,000.

Houses in Cottage Farm must have at least 2,500 square feet of enclosed space that does not include basements, garages or decks. Approval is needed to build something other than a Georgian, Colonial, traditional or classical home. Garages, attached or detached, must be at least 576 square feet.
