Mystic Harbour

Mystic Harbour, on 300 acres on the Sinepuxent Bay in West Ocean City, is selling 65 lots in the recently opened Goose Run section.

Six waterfront lots have a view of Assateague Island National seashore.

Mystic Harbour has an Olympic-size swimming pool, a playground and tennis, basketball and volleyball courts.

A $40 monthly homeowner's fee covers grass cutting and the recreational facilities.

To comply with zoning for the Worcester County community, only manufactured homes -- built elsewhere and brought to West Ocean City -- are allowed in Mystic Harbour, where 230 houses have already been erected.

Buyers can choose a home from one of the three builders picked by the developer or another builder.

Ritzcraft Homes has a model of its Laurel Brook home available in an older section for sale. The 1,100-square-foot home has three bedrooms, two full baths, a kitchen, a living-dining room combination and a deck. It sits on a 60-by-100-foot lot and the price has been reduced from $99,000 to $85,900.

The Foxwood by Schultz Homes has 1,400 square feet and a base price of $117,900. It has three bedrooms, two full baths, an eat-in kitchen, living room, dining room and one car garage.

Virginian Homes' offerings include the Timberlake, a 1,500-square-foot house with a starting price of $122,900. This house has a deck, living and dining rooms, kitchen and breakfast room, three bedrooms and two full baths.

The Mystic Harbour sales office is open from 9 a.m. to 5 p.m. Sunday to Friday and 9 a.m. to 6 p.m. Saturday. It is on Route 611 in West Ocean City.

The Cypress is a two-story Colonial with a base price of $132,000 and 1,711 square feet of living space. A foyer, powder room, one-car garage and 12-by-12-foot living room occupy the front of the house. A 10-by-11-foot dining room, 15-by-12-foot kitchen with breakfast nook and 14-by-13-foot family room are across the rear of the home.

Upstairs, there is a 12-by-15-foot master bedroom with walk-in closet and full bath, three more bedrooms, hall bath, linen closet and laundry area.
