* Entrust Financial Corp. is the new name for Columbia-based First Advantage Mortgage Corporation and its Entrust Funding Company Division in Atlanta. First Advantage acquired Entrust Funding Company in 1989 and has continued to use the Entrust name in Atlanta. First Advantage/Entrust originated close to $1 billion in home loans in 1993 and has a servicing portfolio of more than $900 million.

The company received the 1993 outstanding community investment award from the Social Compact, a national partnership of nonprofit community leaders and financial service executives based in Washington. Entrust has branch offices in Columbia, Severna Park and Lutherville.

* ERA - Caton Realty Co. said David and Bonnie McIlvaine rank first in Maryland, second in the Northeast region and in the top ten nationally in housing sales among "agent teams" in the ERA network, which consists of some 2,000 offices throughout the country.

* Gilbert D. Marsiglia & Co. Inc. named Richard B. Ray its leading salesperson, with the greatest number of sales for 1993. Mimi Wood took second place in sales followed by Martha B. Lessner. Diane J. Marsiglia won the creative listing award.

* The Home Builders Association of Maryland said the newest member of the nonprofit trade group is Business Development Group International, a Russian firm that conducts professional programs, marketing research and consulting for businesses looking to establish contacts in the United States.

* James Madison Mortgage Co. of Fairfax, Va., has been named fastest growing mortgage company in the Washington metro area by the Washington Business Journal. The company's residential sales volume rose from $325 million in 1992 to $802 million in 1993, a 147 percent increase. * James Madison Mortgage Co. says it has created an Affordable Housing Division "to increase homeownership among families with low to moderate incomes" in the Washington metropolitan area. James Madison will provide counseling for potential borrowers. The firm is also seeking funding to lower the cash down payment and closing costs required to purchase a home.

* The Land Development Council of the Home Builders Association of Maryland named Steven S. Koren of Koren Development Co. Inc. Land Developer of the Year and Lawrence Liebesman of Semmes, Bowen & Semmes Consultant of the Year.

The Adler Corp. and Lovell America Inc. won the Large Development Project of the Year award for the Anne Arundel County community of Russett. Medium Development honors went to Masonry Contractors Inc. for Roberts Field in Carroll County. Chessie Crossing in Howard County won the Small Development award for Newburn Development Corp.

Special Honor Awards were presented to Nottingham Properties Inc. for its design, planning and construction of CastleStone at White Marsh in Baltimore County and Pulte Home Corp. for the wildlife sanctuary at Lyon's Manor, also in Baltimore County.

* Lighthouse Real Estate Appraisers Inc. of Forest Hill says Joy Schneider has received the Senior Residential Appraiser designation from the Appraisal Institute.

UNcommon Realty said Jeffrey L. Underwood, its founder and chief executive officer, has been named Howard County Board of Realtors "Realtor of the Year."
