1.Ryland Homes broke ground March 18 on Montgomery Square, 42 "historic" townhouses in Federal Hill, making its first venture into the city since building modular homes in Sandtown-Winchester.

Columbia-based Ryland, known for lower-priced suburban homes, is building three-story, all-brick homes at South Charles and Montgomery streets, offering a look designed to blend into the historic neighborhood of late-19th-century Victorian rowhouses.

Priced from $154,900, the houses have rear-entry garages. Those with one-car garages have 1,300 square feet of living space. Two-car models are 1,600 square feet. An optional den can be added to the first level. A front or rear kitchen and living and dining rooms are on the second level. The third floor has two or three bedrooms and rear decks.

Those selected include Chesapeake Builders and Designers, Errington Builders, W. J. Murray Inc., Paragon Properties and Sothoron Homes.

Each builder has reserved lots in Avenmar, where the minimum size is 2 acres. To be built on 492 acres, the community will include 91 homes, a community center, swimming pool, tennis court and equestrian facilities.

Individuals who purchase lots at Avenmar have the option of having their homes built by any builder they choose.
