Harford Town

1. PCS Homes began preconstruction sales last weekend of the six townhome models the company is building at Harford Town in Abingdon, in Harford County. The first residents are expected to move in in May.

The least expensive model is the Fallston, for $89,900, with 1,725 square feet of living space. It has a 9-by-11-foot kitchen with breakfast bar and pantry, 15-by-13-foot living room, 13-by-11-foot dining room, three bedrooms, second-floor laundry area and unfinished basement. A master bath with 6-foot soaking tub and separate shower ($2,995) and first-floor powder room are optional.

The Chestnut has 2,040 square feet and a starting price of $100,990. It is a "reverse" plan with a 12-by-12 front kitchen with pantry, 10-by-9-foot dining room, 20-by-12-foot living room, 17-by-12-foot master bedroom, two additional bedrooms, one full bath and an unfinished basement.

The Dalton is a 2,400-square-foot, four-level townhome that sells for $103,990. The entry level has a 12-by-11-foot front kitchen with pantry, a 12-by-11-foot dining room and a 16-by-14-foot living room. A powder room is optional. The second level has two bedrooms that have two closets each and a shared full bath, a laundry room and two hall closets. The loft level contains a 22-by-16-foot master bedroom with a walk-in closet. An optional master bath with a 6-foot soaking tub and separate shower costs $2,995. The Dalton's fourth level is an unfinished basement which has an option to be converted into a recreation room.

All Harford townhomes can have a brick front for an additional $1,700. The total electric community will have a swimming pool and tennis and volleyball courts, with a $10 monthly fee.

The builder is offering up to $2,000 in closing help.

Columbia 100 Park

2. MJF Associates Limited Partnership, owner/developer of Columbia 100 Office Research Park, has sold the 449 residential lots at Columbia 100 to US-Home, Brookfield Builders/PCS Homes and Orchard Development Corp.

Columbia 100 Park, on Route 100 and Centre Park Drive in Columbia, is a planned development of office, retail and residential projects.

Brookfield plans to build back-to-back and traditional townhouse units with prices starting in the low $100s. The company expects the first occupants to move in in late summer or early fall.

US-Home plans to begin construction this summer on 109 three-story, garage townhomes. With a base price of $130,000, the homes will feature an entry level with a one-car garage, 19-by-14-foot recreation room and powder room. The second level will have a living room, kitchen and formal dining room.

A master suite with a soaking tub and separate shower, two more bedrooms and a hall bath will be housed on the top floor.

Orchard Development Corp. Limited Partnership will build and own 187 one- and two-bedroom rental garden apartments that are expected to have rents ranging from $350 to $800 per month. Groundbreaking is scheduled for next month with the first tenants slated to move in in September. The community will have a swimming pool, clubhouse and tennis courts.

In a joint venture with Unified Resources Inc., Orchard will also build 36 rental townhomes for the Howard County Housing Commission. They will break ground this month and plan for the first families to arrive in July or August.
