A restored "kit house" in Oella that originally sold for $848 and now would sell for about $160,000 was named "Project of the Year" in the Third Annual Remodeling Award of Excellence competition sponsored by the Home Builders Association of Maryland.

The Oella Company, a private firm that acquired the former Dickey Mill property in western Baltimore County nearly a decade ago and has been redeveloping it for new residents, restored the kit house, called Reservoir Hill Cottage. Its owner and designer is Lisa Jensen, a project manager for the Oella Co.

Made by the Aladdin Co. of Bay City, Mich. and shipped to its site, the 1917 kit house is one of five that was originally purchased by the mill's owners to provide housing for workers. Ms. Jensen said her company, headed by Charles Wagandt, is remodeling them one by one as buyers emerge.

As part of its restoration, the kit house was modernized and enlarged from 900 to 1,400 square feet at a cost of $98,000, but its exterior looks remarkably close to the way it did when it was first built. Judges in the awards program, sponsored by the association's Remodelors Council, said it "epitomizes what the remodeling industry is all about."

Dwight Griffith of Griffith-Brilhart Builders was named Remodeler the Year. Jacob W. Slagle of Slagle & Slagle was named Remodeling Associate of the Year. Steve McElroy and Robert Oesterich of Wolf Building Corp. and Mike Taylor of Ilex Woodworking received Craftsmanship Awards.

Other winners were: Griffith-Brilhart Builders, for Best Kitchen Remodeling; American Renovator, for Best Bathroom Remodeling; Starcom Design Build, for Best Residential Remodeling in the $20,000 to $39,999 range; and Brightview Builders Inc., in the $40,000 to $59,999 range.
