Sweet group favored for stadium study

A group headed by K. S. Sweet Associates, a real estate investment and advisory firm, is the city's first choice to provide advice on development opportunities for the Memorial Stadium area.

The firm serves as the contract developer for the Princeton Forrestal Center, a mixed-use development in New Jersey, and project manager for the Owings Mills Corporate Campus, a business center taking shape on land owned by McDonogh School.

After reviewing 19 proposals, officials at the Baltimore Economic Development Corp. selected K. S. Sweet's group to study the 33rd Street site and suggest ways it might be redeveloped after the Orioles move to the Camden Yards stadium in 1992.

Assuming the group can negotiate a contract with the city that is approved by the Board of Estimates, its advice will be used by city officials to draft a request for proposals that will be issued to groups interested in redeveloping the property.

Susan Eliasberg, a spokeswoman for BEDCO, confirmed that K. S. Sweet's group is the team that her agency would prefer to hire.

But she said she could provide no other information until Baltimore's Board of Estimates decides whether to approve a contract with the group.

She said the board might be asked to approve a contract as soon as next week.

K. S. Sweet, which is based in Radnor, Pa., and has offices in Bethesda, Princeton and Owings Mills, worked with Princeton University to develop a highly successful mixed-use complex on land owned by Princeton.

It also has been working with McDonogh School officials to develop the Owings Mills Corporate Campus, which has attracted such companies as T. Rowe Price Associates, Baltimore Life Insurance Co., Telemecanique and the Physicians Pavilion of the Greater Baltimore Medical Center.

Other members of the recommended team include Land Design Research of Columbia; Delon Hampton, a minority-owned engineering firm; Nichols Environmental Services; Earth Engineering Co.; and Scharf-Godfrey.

Other finalists were teams that included Cho, Wilks and Benn; Notter Finegold + Alexander; Ayers Saint Gross; RTKL Associates; and HOH Associates.

Around the region:

* Poffel & Walker Inc. broke ground last month for a 33,000-square-foot, one-story office building on Greenspring Drive in Timonium. Known at the Greenspring Business Center, the property is 50 percent leased to the Terminal Corp. and Robert A. Kinsley Inc., both of which plan to move their headquarters there. Completion is expected by midsummer.

* J. J. Haines & Co. Inc., a Baltimore-based distributor of Armstrong flooring, emerged as the high bidder for the Cardinal Industries modular-housing plant in Glen Burnie last week with an offer of $6.7 million. If the sale is completed, Haines plans to move its corporate offices and wholesale distributing business with 150 employees to the 225,000-square-foot complex. Michael Fox Auctioneers handled the sale.

* Timonium Green, a three-story, 23,072-square-foot office building at 108 W. Timonium Road, had its grand opening last month. Manekin Corp. is the leasing agent for the building, which has 15,000 square feet of space available for lease.

* Alex. Brown and Sons leased 7,000 square feet of corporate space in the Court Towers building in Towson for its Towson branch. Duvall/Hendricks Inc. was the interior designer.

* D. R. Brasher, an architectural and planning firm headed by Ron Brasher, has moved to the Equitable Bank Center, 10320 Little Patuxent Parkway in Columbia.
